These rankings are generated from the AusHomeValue property intelligence platform, which combines multiple government and market datasets to produce experimental opportunity scores based on data-driven trend analysis for every suburb in Victoria. Below is how this specific ranking is constructed.

1. Supply constraint scores measure the degree to which housing supply fails to meet demand in each suburb.
2. The composite score combines: housing per capita ratio, dwelling growth rate (negative = supply shrinking), growth corridor status, land release activity, and proximity to activity precincts.
3. Higher scores indicate tighter supply — suburbs with limited developable land, established zoning restrictions, and strong population inflows rank highest.
4. Suburbs in inner and middle-ring Melbourne (5–15 km from CBD) typically score higher due to infill constraints and mature zoning frameworks.
