Transparent methodology
AusHomeValue combines property facts, comparable sales and suburb-level signals to support early research. It is a screening and research tool—not a formal valuation, financial advice or development approval.
The estimate is generated from the information available for the address, including property type and attributes, recent market evidence and comparable transactions. The displayed range reflects uncertainty in the available evidence. A narrow range does not guarantee a sale price.
Potential comparables are considered using factors such as proximity, transaction recency, property type, land and building characteristics where available. Missing, stale or inconsistent attributes can reduce confidence. Renovation quality, condition, views, easements, tenancy and off-market terms may not be captured.
Confidence is an evidence-quality indicator, not a probability that a property will sell within the range. It may improve when better property facts or relevant documents are available.
The 0–100 score is a relative screening signal used to compare suburbs. It is not a forecast of capital growth or a promise of return. The model considers available indicators across value, yield, demand, supply, amenity, schools, infrastructure and data confidence. Indicator availability and freshness vary by location.
